During construction, the Wonderwoods office tower already obtained the BREEAM-NL New Construction and Renovation “Excellent” certification. Following completion, and thanks to close collaboration with tenants and partners including CFP Green Buildings and VGE Real Estate Management, the building has now been awarded the top BREEAM-NL In-Use rating. This confirms a holistic sustainability approach throughout the entire lifecycle of the building.
Sustainable Management and Operation
The operation and management of the Wonderwoods offices focus on maintaining and continuously improving sustainable performance. Key areas include energy efficiency, health and wellbeing, biodiversity, and circular maintenance. These efforts are structurally monitored and safeguarded through the BREEAM-NL In-Use methodology, ensuring long-term sustainability outcomes.
Green and Innovative Design
Wonderwoods stands out for its green and innovative design. With approximately 360 trees and 50,000 plants and shrubs integrated into façades and rooftop gardens, the building actively contributes to reducing urban heat stress. Rainwater is collected in a large basin, used both for irrigating the greenery and preventing flooding.
The building is further equipped with a thermal energy storage system (WKO), solar panels, and a comprehensive mobility plan that promotes shared mobility, cycling, and the use of public transport. Its location adjacent to Utrecht Central Station further strengthens this sustainable mobility strategy.
Healthy Working Environment
The eleven office floors located in the MVSA Tower, designed under the direction of Roberto Meyer, provide a healthy and productive working environment. The offices offer direct access to greenery through terraces and winter gardens, with operable façades and atria that enhance natural light, ventilation, and employee wellbeing.
The office spaces are owned by the ASR Dutch Mobility Office Fund and are fully leased. With the BREEAM-NL In-Use Outstanding certification, Wonderwoods sets a benchmark for integrated, sustainable office real estate in the Netherlands.
